Selling Your Home?... 4 Reasons You Should Get a Pre-listing Inspection



Many people think that if you get an inspection before you sell the house, you might find something that you don't want to find. There are many reasons wrong with this way of thinking and we're here to show you why getting a pre-listing inspection is the way to go.


1). You get to be more in control- If there is something wrong with your house, YOU want to be the one to find it (it will be found anyway). This keeps you in control because you get to decide how to address the problem. If it is something that needs to be fixed, you decide who you want to fix it and how much money you're willing to spend.


2). Gives you more time and flexibility- It also gives you plenty of time to figure out your plan of attack before listing your home as opposed to rushing to get everything done by the time limitations that are imposed by the closing schedule (average of 10 days).


3). Saves you money in the long run- Since you found the issue, you can get several estimates and decide which one is the best value instead of having to guess what it may cost without having enough time to fully asses the situation. Plus, the buyer is always going to ask for more in case of additional unforeseen circumstances.


4). Establishes a stronger bond of trust between you and the buyer- There's nothing worse for both sides to find something for the first time just before the final closing. In the back of the buyer's mind, they think that you were trying to hide something and will question everything you present to them from that point on. Breaking that bond of trust can make for a difficult transaction.


Although a pre-listing inspection is a small expense, in the long run it can be a tremendous value. Not only financially, but also to ensure a smooth and trusting experience between both the seller and buyer.
